Asset Management

Commercial Asset Management

Disciplined performance oversight for institutional and private investors — managed to a benchmark return, not just an occupancy rate.

A commercial asset is a business, not a building.

Every lease, tenant relationship and capital works decision either compounds an asset's return or quietly erodes it. Treating a property as a set of collection and maintenance tasks misses the part of the job that actually moves value — the leasing strategy, the budget discipline and the calls made before a problem becomes expensive.

Nordmarq manages commercial assets the way an investor thinks about them: against a benchmark return, over a hold period, with capital works and lease events planned rather than reacted to. The person who sets that strategy stays across the asset — you are not handed to a call centre once the management agreement is signed.

What this covers

How we work on it.

Leasing and renewals

Vacancy risk managed ahead of expiry, with renewal terms negotiated against current market evidence rather than the outgoing lease.

Tenant retention

Relationships maintained deliberately — the cost of a vacancy and a new fit-out is almost always higher than the cost of keeping a good tenant.

Capital works planning

A forward works program that protects the building and its income, sequenced and budgeted rather than approved asset by asset as issues arise.

Operating budgets

Outgoings, recoveries and reconciliations run tightly enough that owners are not funding cost overruns the tenant should be sharing.

Benchmark reporting

Performance measured against the return the asset was acquired or held to achieve, not just rent collected against rent billed.

Risk and compliance oversight

Essential safety, statutory and insurance obligations tracked and current, so exposure is managed before it becomes a claim.

The process

What working with us looks like.

  1. 01

    Review

Current leases, budget, capital condition and performance against benchmark, assessed against what the asset should be delivering.

  2. 02

    Plan

A management and capital works plan for the asset, with the leasing events and budget decisions ahead of it made explicit.

  3. 03

    Manage

Leasing, tenant relationships, contractors and budgets run to that plan, with issues owned through to resolution.

  4. 04

    Report

Regular reporting against the benchmark, so performance is visible rather than assumed.

Nordmarq Community Initiative

$500

Per property, donated to the charity or community organisation of your choice.*

Making each new partnership count for a little more.

As part of Nordmarq’s commitment to supporting the communities in which we work, we’re launching a new initiative for incoming property management clients. When a client makes the switch to Nordmarq for property management, we’ll donate $500 per property directly to a charity or community organisation of their choice. It’s a simple way for us to make each new partnership count for a little more, while supporting causes that are important to our clients and their communities.

*The Nordmarq Community Initiative applies to new commercial property management appointments generating annual management fees of at least $6,000 plus GST per property. A donation of $500 is made for each eligible property, directly to the charity or community organisation nominated by the registered property owner, after the management appointment has commenced and the first full month’s management fee has been received. The donation is not payable to the owner, cannot be redeemed as a management fee credit and cannot be used in conjunction with any other offer. Nordmarq Property may decline a nominated organisation and reserves the right to amend or withdraw the initiative at any time.

Find out what the asset should be returning.

A management review is confidential and carries no obligation — we will tell you plainly whether current performance is on benchmark.
